A genuinely fixed-price contract is the single best protection a homeowner has, because it forces every uncertainty to be priced, discussed and documented before you sign rather than discovered mid-build.

At GWS Build we prepare fixed-price tenders only after the site has been properly investigated and the design has been resolved. That takes us longer than quoting from a floor plan, and it is deliberate — soil, access, services and engineering all get priced into the contract instead of surfacing as "unforeseen conditions" on your final account.

A fixed price is only as strong as its allowances. We itemise every prime cost and provisional sum so you can see exactly what has been budgeted for tiles, appliances and fittings, and we tell you honestly when an allowance is tight. If your selections come in under allowance, the saving is yours — that is how a transparent contract should work.

Our position is simple: if a builder cannot tell you what a variation will cost before it happens, they should not be starting the work. Every variation on a GWS Build site is documented and signed before we proceed, and that discipline is why our clients' final accounts match their contracts.
