Orientation, airflow and shading cost little at design stage and repay you every single day the home is standing. Here is what we prioritise on every Queensland build.
Queensland gives us twelve months of living-weather and four months of defending against it. A home designed for this climate is cooler in summer, brighter in winter and cheaper to run for as long as it stands — and almost all of it is decided on paper, before construction begins.
Orientation comes first. Living areas facing north with generous eaves capture winter sun and exclude the high summer sun; cross-ventilation paths let afternoon breezes do the work air conditioners otherwise would. On our builds we push for these decisions early, because retrofitting airflow into a finished floor plan never works as well.
Material selection matters just as much in our coastal and western suburbs. Lighter roof colours, ventilated roof spaces, insulated slabs and hard-wearing external finishes are small decisions at tender that compound over decades of maintenance and energy bills.
Our view is that climate-responsive design should be standard, not an upgrade. On every GWS Build project we treat orientation, shading and ventilation as non-negotiables, and we will show you the difference they make in the homes we have already delivered.
On materials, the Queensland shortlist is consistent across our builds: lighter roof colours that shed heat, ventilated eaves and roof spaces that let the frame breathe, termite detailing done to standard rather than to minimum, and — within coo-ee of the water — marine-grade fixings and stainless wire products. None of these are luxury items; they are the difference between a home that ages and a home that endures.
If you are building near the water, ask every builder you interview how they handle corrosion. The honest answer includes specific products and a maintenance schedule; the worrying answer is a shrug and the word standard. Salt air finds every shortcut within five years, and by then the builder is long gone — which is exactly why we put coastal detailing into the tender rather than the variation.
